Our Favorite little city of Federal Way, WA is sandwiched between Seattle and Tacoma along the I-5 corridor with Mt. Rainier to the east and Puget Sound to the west. We are home to Weyerhaeuser, TOTE, World Vision and DeVry University. We have fun filled Wild Waves and Enchanted Village, a Six Flags theme park. Ideally located, the ports of Seattle and Tacoma, the technology gateway and Bellevue, and Sea-Tac Airport are located within a 30 minute drive from us. We are the land of lakes where wonderful neighborhoods and community parks have been established. Not to mention our extensive trail system including the BPA trail around Celebration Park and more. Being in the middle isn't so bad considering "it's all within reach."

Step 3: Determine the Cost of Your Home
Blackstone’s exclusive pricing program will enable you to receive a price quote within 7 days.

Step 4: Complete Your Paperwork
Along with the standard purchase and sales agreement paperwork, you will receive your new home specifications and warranty information, describing all the components in your new home.   All items are explained in full detail. With Blackstone Homes there are no hidden costs or unwelcome surprises!

Step 5: Financing and Building Permit

Federal Way New Construction update -

I would like to thank all of you for being so patient throughout the Fall of 2008 and leading into this year.  Needless to say, the long delays experienced in obtaining our final plat approval have paled in comparison to the events commencing last October.  As we edge into the Spring of 2009 some would say we are beginning to see a trend to less volatility in the stock market and tidbits of reassuring news regarding the U.S. housing market among some of the other less stimulating news.

For-sale and foreclosed homes aren’t the only thing sitting around. So are contractors and building materials. As a result, this is a very good time to have a house built for you.

     According to MSN and SmartMoney.com NOW is the best time in recent years to build a new home, and here’s why.  Both articles refer to the spiraling costs and labor hassles associated with constructing a new home, especially a new custom home.  However, both experts agree that all costs associated with designing, planning and building a new custom home have been reduced significantly since the peak in 2006.

   

     Darren Fonda of Smart Money had this to say:  “After years in which spiraling costs and labor hassles made such projects a pricey indulgence. People are now enjoying a buyer’s market for building a new home, thanks to economic pressures that are driving down prices for land, materials and labor.  In many markets, builders are squeezing more upgrades and labor savings out of the subcontractors who do most of the work.  Consumers are also scoring discounts on their homes’ aesthetic trimmings. Synthetic slate roofing tiles, for instance, now cost up to 50% less than quarried slate. When it comes to counter tops, certain colors have hit the bargain bin.

 

    

     Darren went on to poke a little fun at builders, architects and contractors who he said (according to consumers he chatted with for this article) were largely unavailable and unresponsive two years ago but today are quick to return a call and even offer reduced prices and elevated services.

WYNSTONE MOVES DIRT!

A…few weeks ago all the excitement around the Wynstone sales office was centered around the news of our Final Plat approval from the City of Federal Way.  Now all of the excitement comes from seeing heavy equipment busy moving dirt on two lots in our community.  Lot 41 recently sold and is a custom home being built on the upper portion of Wynstone right near our current temporary sales office.  Just down the hill we are starting the foundation on lot 18 which will be our new MODEL HOME at Wynstone.  Next week I’ll be sending out an email to everyone featuring the model home plan being built on lot 18 and give you some details on anticipated standard features and upgrades going into our new model.

For those of you interested in the mortgage market, rates fell fairly significantly in the last couple of weeks, dropping under 5.5% and all bets are for a sub 5% rate just around the corner.  The Seattle Times and other local papers reported more buyers, especially at the entry level have begun looking seriously again. Reduced seller prices have allowed these buyers to look at properties closer to Seattle that previously were priced above their limits.

We all deserve a place where we can let the worries of the world fall away, where we can relax and be ourselves fully and completely. This is why it is important to do what we can to make our home a place that reflects who we are back to us and nurture us when the world seems difficult. By doing these things, we put down roots and settle ourselves into a place that can be our solid base. When we choose to enjoy our homes and improve upon their ability to comfort us, it is like enjoying and decorating our souls.

In dream interpretation, our house represents us. In the real world, our homes are outer expressions of our inner state. A cluttered home is a reflection of a cluttered mind, while being surrounded by things you love can make you feel loving. If we treat our homes as temporary, we will not be able to fully experience the nurturing that can come from letting our roots dig deep into the soil while our arms reach up toward the light.
