Federal Way Real Estate Market Survey - Residential February 2008
Number of homes that sold in Federal Way last month. It looks like the local real estate agents are holding their own. The number of homes and the days on the market are about the same.
Number of homes for sale that came on the market. Again the Realtors have held their own.

Number of condominiums that sold in Federal Way last month. Residential Homes seem to be doing better than condo sales.

Number of homes that sold in Federal Way last month. It looks like the local real estate agents have been busier than projected. The number of homes sold is up and the days on market are shorter.
Number of homes for sale that came on the market. Again the Realtors have been busy, the number is big for Federal Way. the assortment of homes for sale might please home buyers, especially in the $250,000 to $500,000 bracket.

I wanted to call your attention to a common practice sellers expect from their listing agent. That is to talk to every agent that went through their home for feedback. As a buyers agent I don’t consider this a good practice. More Here on this Issaquah Highlands Post, Why I Don’t Give Listing Agents Feedback. Lar
I had to share this article and its many comments with you. You will find this dialogue very helpful whether selling or buying because it will show you how seriously a good real estate agent values his/her agency agreement with their client. I could relate to all view points and I found it very interesting, but I must say that Wendy Hughes-Jelen sums it up along with Larry Cragun very well.

Federal Way Real Estate Market Survey - Residential November 2007
The number of homes added to the inventory for November in Federal Way
Currently the total number of homes for sale in Federal Way
I remember my Dad telling me that you can prove anything you want with statistics, it’s all in the variables and the interpretation. If you notice I don’t usually try to interpret my statistics for you. But I did want to say that in the past I have given you 2 graphs, active and sold for the month. Some people want to see how much inventory is coming on compared to how much has sold. Some want to see what all the competition is within their price range so I included this 3rd graph. It also, gives you a better idea of how long some price ranges have been on the market. I hope this helps give a more realistic view of how things are moving.
As for me I don’t really go much by statistics. People have needs and wants and when they line up - it happens. But as for this time of year, I am getting more listings and the buyers I am working with are more serious. And things are just ”happening” again.
