Our Favorite little city of Federal Way, WA is sandwiched between Seattle and Tacoma along the I-5 corridor with Mt. Rainier to the east and Puget Sound to the west. We are home to Weyerhaeuser, TOTE, World Vision and DeVry University. We have fun filled Wild Waves and Enchanted Village, a Six Flags theme park. Ideally located, the ports of Seattle and Tacoma, the technology gateway and Bellevue, and Sea-Tac Airport are located within a 30 minute drive from us. We are the land of lakes where wonderful neighborhoods and community parks have been established. Not to mention our extensive trail system including the BPA trail around Celebration Park and more. Being in the middle isn't so bad considering "it's all within reach."

We all deserve a place where we can let the worries of the world fall away, where we can relax and be ourselves fully and completely. This is why it is important to do what we can to make our home a place that reflects who we are back to us and nurture us when the world seems difficult. By doing these things, we put down roots and settle ourselves into a place that can be our solid base. When we choose to enjoy our homes and improve upon their ability to comfort us, it is like enjoying and decorating our souls.

In dream interpretation, our house represents us. In the real world, our homes are outer expressions of our inner state. A cluttered home is a reflection of a cluttered mind, while being surrounded by things you love can make you feel loving. If we treat our homes as temporary, we will not be able to fully experience the nurturing that can come from letting our roots dig deep into the soil while our arms reach up toward the light. When you let yourself settle in to your home, you are nurturing your inner self and all those who live with you.

For those of you who have been wondering what the current climate looks like for financing a presale or custom home at Wynstone I’ve had some good conversations with Cindy Jones, Branch manager with Washington Federal Savings recently.  Of course, it’s always best to get your information directly from the source so you may contact her at her office (206) 725-6250 or on her cell at (206) 213- 1024. We always advise the you get more than one mortgage quote.      For those of you looking to gain time and flexibility consider calling Cindy to get a quote on pairing a short term lot loan with their Custom Construction Program.  She points out the following advantages of pairing the two:

  • Secure the spot for your dream home now, even before you’re ready to break ground.
  • Easy on the monthly budget with up to 80% loan-to-value financing and interest-only payments.
  • The 24 month term gives you time to work with Blackstone Homes to create the home of your dreams.
  • Receive a credit back on a portion of the Lot Loan fee when you obtain construction financing through Washington Federal Savings within 30 months.
  • If you’d prefer purchasing a lot and waiting to build-they have a Lot Acquisition Loan with a 20 year term.

I will be posting another blog shortly that will be helpful for those of you who want to understand the “How to Process” of working with our builder to select a homesite at Wynstone and build either a presale or custom home through Blackstone Homes. Also, I’m told our model home start is “just round the corner” so drop by to see our foundation under way in the next couple of weeks.

Best Wishes,

Wynstone, LLC and Blackstone Homes are celebrating this week after October 7th recommendation of the Land Use and Transportation Committee of the City of Federal Way to approve the Final Plat of Wynstone.  The Federal Way City Council then moved to approve the resolution for the  Final Plat of 45 lots in Wynstone.  The actual recording should take place this week thus ending a lengthy, four+ years (although typical) city and county entitlement process.  Mike Kerschner, owner of Blackstone Homes says he is already underway having submitted an application for a model home permit some time ago.  Mike expects that permit in the next several weeks and anticipates starting construction on our model home sometime in November.  If you are interested in seeing all of the official documentation of Wynstone’s Final Plat approval type in the following address in your computer’s browser:

Got Confidence?

October 8th, 2008
Posted by Federal Way Click Here To Comment »

It seems as though the news about the financial markets, reach
thru our televisions, computers, ipods, and jump out at us!  With
each news report, people understandably want to know; “Is my money safe, is my job secure, will we be okay?”

The answer:  Take a deep breath….and ask yourself, “Do I have my health, Is there Love in my Life and Will tomorrow come?”
Confidence… is like a steady floor, or foundation to build upon!

Any buyer in the current market will need a “personal confidence”

For buyers who have taken the time to prepare for home ownership,  have examined their budget, and have some savings, they will find that our local real estate market has some true bargains!
Fixed rates are  around 6%, and there is far less competition for the home of their dreams!

If you have questions, about your ability to buy in this market, please feel free to contact me, Cindy Jones at (206) 725-6250, or email @ rainierbeach.office@washingtonfederal.com

Hi Kim,
In my many years in mortgage banking, I’ve always’ believed most in the quote:

“People don’t care how much you know…until they know how much you care!”

Purchasing a Home, is still, especially in the Seattle/greater market, the single most important step, in an overall plan towards sound investment & retirement planning!

This is so important now, in our business!  The Wynstone buyer will want, and demand value!  A Wall St. Bill, will get done! Congress’s current proposal includes the following consumer benefits:

1.  Expands FDIC insurance to $250,000. per account in Banks.
2.  On Homes in foreclosure, allows judicial oversight/input in structuring payments to allow homeowner to

stay in the property, this should reduce foreclosures and prevent more distressed properties from entering

     the housing pool!

3.  Expands FHA max loan to $600,000. in high cost areas, this includes King County!

4. The recently approved Housing Bill, which goes into affect today, allows for $7500 1st time buyer

    credit/until April 2009.
5.  More funding to Housing Counseling Agencies, which offer free pre & post purchase budget counseling

and more emphasis on lower fixed rate programs.
